Tilghman Andrew House

Key date analysis:

An 1803 deed conveys a house and lot owned by James Sulivane.  The purchase price of the lot in 1803, 1808, 1809, and 1811 are consistent with a house remaining on this lot during this time frame.  The next deed was in 1865.  It conveys this property combined with another and makes it difficult to determine whether a house was still on this lot.  When Shadrach Carmine bought this lot in 1871, he paid $150 which is about $50 more than what one would pay for a vacant lot during that time period.  He sold the same property for $1300 in 1876 which would reflect large scale construction during this five year time period.  Kirk Hurley has examined the house and noted a severe step down in the back part of the house along with a number of other anomalies indicating a different construction time or the marriage of one building to another.  It is likely that when the larger house was built in 1872, the original smaller house became a service wing in the rear of the house.

Who built it:

Before 1802 James Sulivane likely built the original house.  In 1872, Shadrach Carmine constructed the larger current dwelling which possibly incorporated the older smaller dwelling.

Longest Residents:

The Andrews family owned the property for 65 years.  Frances Anderson has lived here 42 years.

146 PLC 17 - 14 January 1966 - Daniel E. Anderson & Frances B. Anderson, his wife, of Dorchester County and Walter H. Anderson & Patricia T. Anderson, his wife, of Montgomery County, to Frances Wiggins Anderson for $5:  Lot in the town of East New Market on the southward side of Railroad Avenue, fronting 100 feet on side of said avenue and running back a depth of 125 feet, being bounded on the eastward by George Hicks land, on the west by Howard Blake property, on the northward by said avenue, on the southward by Reuben Clauser land.  Being the same land conveyed unto Edgar R. Twilley & Edith H. Twilley, his wife, from John M. Pritchett, widower, dated 30 October 1952 in 79 RSM 495.  The said Edgar R. Twilley predeceased Edith H. Twilley, who died, intestate 11 March 1965, survived by the said Daniel E. Anderson and Walter H. Anderson, her only heirs at law.

79 RSM 495 - 30 October 1952 - John M. Pritchett, widower, to Edgar R. Twilley & Edith H. Twilley, his wife, for $3,000:  [as describe in 146 PLC 17]  Being the same land conveyed by deed to John M. Pritchett & Alice R. Pritchett, his wife from Calvin Harrington Jr. and Charles Awdry Thompson, Assignees of mortgage for the purpose of foreclosure in No. 8005 Chancery dated 21 July 1952 in 78 RSM 594.  The said Alice R. Pritchett having since died and the said John M. Pritchett therefore became the sole owner.  Being the same land conveyed by deed to Mary Bramble Willey from J. Richard Jones, Administrator dated 16 September 1941 in 43 RSM 521, the said Mary Bramble Willey being the mortgagor in the foreclosure in said chancery proceedings.

78 RSM 594 - 21 July 1952 -  Calvin Harrington Jr. and Charles Awdry Thompson, Assignees of mortgage for the purpose of foreclosure to John M. Pritchett & Alice R. Pritchett, his wife, for $5,000:  In a mortgage from Mary Bramble Willey, unmarried, unto John M. Pritchett & Alice R. Pritchett, his wife, dated 31 March 1948 in 63 RSM 199, was sold to the highest bidder for the purpose of foreclosure.  Lot together with dwelling house on the southward side of Railroad Avenue, fronting 100 feet on side of said avenue and running back a depth of 125 feet, being bounded on the eastward by George Hicks land, on the west by the home property of Howard Blake, on the northward by said avenue, on the southward by Reuben Clauser land.  Being the same land conveyed by deed to Mary Bramble Willey from J. Richard Jones, Administrator dated 16 September 1941 in 43 RSM 521, the said Mary Bramble Willey being the mortgagor in the foreclosure in said chancery proceedings.

43 RSM 521 - 16 September 1941 - J. Richard Jones, Administrator, to Mary Bramble Willey for $600:  The said J. Richard Jones was appointed by the Orphans' Court as Administrator in a cause entitled "In the Matter of the Estate of Tilghman Andrews, Deceased";  Whereas under the authority contained in the Last Will and Testament of the said Tilghman Andrews, deceased, dated 27 September 1887 in 1 JFW 372, and by an order passed in said cause on 20 May 1941, the said administrator was authorized to sell the property.  Lot on the southward side of the street leading from said town  to the East New Market depot which was conveyed unto the said Tilghman Andrews by Shadrach Carmine & wife, by deed dated 22 June 1876 in 11 FJH 187 and which until recently was occupied as a place of residence by Charles E. Morgan.  Also being the same land conveyed to the said Shadrach Carmine by Dr. James R. Phillips & wife by deed dated 6 June 1871 in 8 FJH 203.

Carmine, his wife, by deed dated 22 June 1876, being the same lot which is described in a deed from James R. Phillips & wife to the said Shadrach Carmine dated 6 June 1871 in 8 FJH 203.

11 FJH 187 - 22 June 1876 - Shadrach Carmine & Sarah L. Carmine, his wife, to Tilghman Andrews for $1300:  All that house and lot in the town of East New Market on the street which leads to the Rail Road Depot and between the property of Thomas J. Hicks and Dr. James R. Phillips.  Said lot is fully described in a deed from James R. Phillips & wife to the said Shadrach Carmine dated 6 June 1871 in 8 FJH 203.

Phillips, his wife, to Shadrach Carmine for $150:  lot in the town of East New Market.  Beginning at a stone in the center of a gate between the said James R. Phillips and Shadrach Carmine running thence S19.5W 8 10/100 perch till it intersects the line of Samuel E. Collins lot, thence with said line S84.5E 6 46/100 perches till it intersects the line of Thomas J. Hicks farm, thence with said line N1.5E 6 94/100 perches till it strikes the street leading to the D&D RR depot and thence with the street straight to the place of beginning.  Containing 39 perches.

8 FJH 51 - 19 November 1870 - James Dean, administrator of Thomas Helsby (commonly known as Red Head Thomas Helsby in his life time), deceased, to Sarah E. Phillips:  Whereas the said Thomas Helsby in his life time on 11 October 1864 executed to Sarah A. Rawlings, wife of James W. Rawlings, a bond of conveyance whereby he agreed in consideration of the sum of $250 which was paid in cash to convey to the said Sarah A. Rawlings, a house and lot in the town of East New Market, which was purchased by the said Thomas Helsby from John Webster, attorney of Rachel Webster as soon as the sum of $150 with interest should be paid to the said Thomas Helsby by the said Sarah A. Rawlings.  And whereas the bond of conveyance was on 15 February 1870 in consideration of the sum of $375 was transferred by the said James W. Rawlings & Sarah A. Rawlings, his wife, to Sarah E. Phillips, wife of James R. Phillips.  All that house lot in the town of East New Market on the south side of the county road leading from East New Market to Shiloh Church and adjoining the property of Mrs. Mary Bramble, Thomas J. Hicks, and Emma V.E. Jacobs.

Hicks, thence southward with the said Hicks land to the lands of a certain Emma V. Jacobs, wife of James T. Jacobs, and thence westward with the lands of said Jacobs to the lot purchased by the said Emma V. Jacobs from John Webster and thence northerly with the said lot to the southeast corner of said garden, and thence with said garden to the place of beginning.
